- Administration of tenant leases
- Prepare annual budgets for the use of controlling expenses throughout the year
- Rent collection
- NNN/CAM ollection and reconciliation
- Approves invoices and pays bills in accordance with approved annual budgets approved by the property owner
- Provides owners with in-depth monthly reports
- Ensure tenants establish proper insurance of coverage needed
- Contract all maintenance and repair services with vendors on behalf of the property owner
- Provide onsite visits at a minimum of once a week to inspect the condition of the property, and the quality of services/repairs completed by vendors
- Maintain a friendly relationship with the tenants to ensure their needs are being met for long term occupancy
- Provide 24 hour on-call management in the event of an emergency
